Here we go...SUMMER!
Summer is typically when the real estate business cools off. Sorry for the bad pun, I left myself wide open! This is typically the time of year we plan our marketing for the coming year, make changes, examine all the numbers, the stuff the bores me to tears!
This year has been dramatically different due to an extended winter plus a severe lack of inventory in the Triangle. Out of town buyers are amazed when the house that I showed them at 9 a.m. is under contract by the time we return to the office at 4 p.m. to write the offer. What's even more confusing to the newcomers is they really have no negotiating power.
The Triangle is (for the most part) a seller's market. Full price, cash offer, quick closing, these phrases and others are all a part of our new lingo. As Realtors, it is a refreshing change as well as a challenge. We have to try explain to a buyer that just took a loss or perhaps broke even on a home in another state that to buy here they need to go in with a full price offer that is free of any contingencies. Closing costs...forget it! Home warranties...buy one yourself! You have 5 minutes to decide because we are now in a multiple offer situation!
Such is the state of real estate in Raleigh/Cary/ Apex/Holly Springs. These are the "primary" areas we concentrate on at DT&CO. Don't get me wrong, we sell all over the 5 county MLS area known under the jurisdiction of the RRAR on a regular basis, which includes several surrounding counties.
We do it all from our centrally located offices in the Five Points area of Raleigh at 203 E. Whitaker Mill Rd.
In addition to our real estate office, we offer full interior design services including a retail showroom (trade discounts available) open to the public daily just a few doors down at 203 E. Whitaker Mill. There is plenty of parking in the rear of the building so parking is no excuse! New shipments of art, antique case goods, lamps and lighting, porcelains, seating,accessories, etc. arrive daily. There is always something new! We also have one of the most current fabric and wallpaper libraries in the Triangle available to the public or to the trade.
That is DT&CO in a nutshell. Oh...I almost forgot...soon (like in a few weeks) we will add E-commerce to our website via the @homewithdt tab. You can shop from home and let us ship to you anywhere in the US!
