Project 2818...Almost a house!

Soon 2818 Fowler Ave. will be a house.  It already has a roof, windows, sheetrock (as of this weekend), the cabinets are on order, walls colors have been chosen, and final details are being chosen this afternoon.
This investor...Mike...is unlike the average renovator.  Mike puts his whole heart into a project.  You can feel it in the details.  I predict a long and successful relationship with Mike.  Why?  #1 because he actually listens to my opinions and #2 he trusts that I know my market..that I have an ultimate consumer in mind before I ever start a project.  Such is the case with 2818.  This is not your ordinary "slap a new kitchen and bath in it, give a roof, paint job, maybe an HVAC, make 80k after commissions and roll to the next one."  With this house you can feel the thought...the love...and hopefully so will the ultimate buyer.
The concept all along was to give the buyer a housing option that required minimal maintenance on the exterior, a lovely setting among old growth oaks on a shady street in the heart of ITB Raleigh, easy access to downtown, RTP, schools, shopping, and entertainment while still being part of a real neighborhood.  Many people do not know that UPHA or University Park Homeowners Association is the oldest homeowners association in Raleigh, is 100% voluntary and VERY active.

University Park has seen it's ups and downs through the years due to it's close proximity to 2 major universities. College rentals became very lucrative and took a toll on the neighborhood, but a dedicated group of Realtors and individuals (myself included) have taken it upon ourselves to take back our neighborhood while keeping it's diverse nature.  I am proud to say after several years and much hard work, dedicated investors, and smart buyers it's working!

2818 is going to be one of the standout properties in the area. With 4 bedrooms (one huge master suite), an open plan which includes a sunroom, dining room, great room, kitchen, 2 working fireplaces, foyer, and a 3 bed/ 2.5 bath wing, this is going to be a large "cottage".  I call it the cottage on steroids.

Kudos to Mike and his team for saving what was good and adding to it to make it better.  I hope you will walk over and see the progress for yourself!  If you see Mike stop and tell him your story about the neighborhood.  He will love it!
