University Park...the Great Undiscovered Neighborhood in the Heart of Raleigh

I live in University Park in a small cottage with my husband and 2 Shih Tzu's, George and Gracie.  We love the diversity of the neighborhood...from grad students to professors from rich to "in the middle"...married, single, straight, gay...it does not matter as long as you are friendly and have a dog or a renovation to talk about!  

This is a neighborhood in transition.  Located between NCSU, Meredith, Cameron Village, and Wade Avenue, this special pocket of ITB (inside the beltline) used to be scoffed at by some as being just old college rentals and a handful of old liberals.  We still have some of those, but through the efforts of a handful of dedicated Realtors and investors the owner occupied home is once again the norm.

I personally do everything in my power to save an existing structure.  Some are just not savable due to serious neglect which leads to toxic mold...you get the picture.  When we do rebuild my investors make every attempt to create a home that "settles" into the streetscape.  711 Brooks is an excellent example of such a home.  See the pics below.  This one just closed and we welcome our new neighbors!

We also relish the opportunity to restore a grand old home to it's former glory (but with the amenities one would expect in a modern home) such as the very grand home at 301 Brooks Ave.  In my humble opinion, this is the finest home in University Park. See pics below.

Over the past few years my firm, DT&CO, along with several investor clients have restored or rebuilt over 10 properties with several more on the drawing board.  Home values have risen dramatically and college rentals are quickly becoming a thing of the past (it's the parking in the front yard and the beer cans that make them so bad...sorry kids).  Below are a few examples of our most recent renovations.

3018 Mayview is a smaller renovation an investor just completed.  It is currently on the market! The old brick cottage was gutted to the studs and is now a very open and livable 3 bedroom/2 bath home with a slightly modern vibe...perfect for a empty nester or a young first time buyer!

One very important aspect of University Park is our outstanding public elementary school...Olds Elementary. Olds is a small school that many parents walk their children to in good weather and has a rating of 9 of 10 of all elementary schools in Wake County!  We are kinda proud!
