My Newest Flips....ITB Style

Have your been searching for a great flip ITB?  I have some in all shapes and sizes!  From the ultimate Five Points starter to a 4 bedroom ca.1922 in University Park.  This is some prime inventory.
401 Bickett....2 bedrooms with 2 baths, this home had the same owner for more years than I have been alive, and that is a loooong time!  Pristine hardwoods under the carpets are just begging to be uncovered.  A huge lot gives you plenty of room to grow.  Folks in Five Points tend to stay put, so go up or go out or both with this one.  The price is so good on this you could even buy it for the lot alone!  I may flip this one myself just to show you my skills!  800SF for 219k...a steal for this street.

407 Dixie Trail is a grand old home that is getting a minimal facelift.  You know a gal never wants to look too "done".  Built in 1922 when the street out front was a dirt road, this part of town was the "sticks".  This home conveys with a detached shed, custom chicken coop (all the rage ITB), a new kitchen, new bath up and a new "powder room" on the main level.  Did I mention it has 10 foot ceilings on the main level and 9 foot ceilings on the second level....and a balcony overlooking the fenced back yard?  Walk the little ones to Fred Olds Elementary and sit on the newly rebuilt front porch and say "hey y'all" to the neighbors.  1797 SF plus a redone basement for the list price of 445k.  

2821 Van Dyke has quite a history.  Located just around the corner from the house on Dixie, this was originally a Lustron house.  There were a few of these in Raleigh, and this one was destroyed during Hurricane Fran.  In 1998 a new 2000 SF home was constructed on the site with a downstairs mater, 2 bedrooms and a bath upstairs, and a detached workshop.  In 2008 the owners added a heated and cooled sunroom just off the Family Room/ Dining area.  The home has been leased for a few years, and is due to get it's facelift starting in a few weeks.  Previews are available with your agent on call me directly.  You can choose your own finishes!  To find this type of home in this area under 500k is almost impossible.  This home has lovely mature trees and landscaping that was done by NCSU faculty member a few owners ago.  Luckily most of it survived the storm.
